1. Who we are and how to contact us

www.myhyve.net (the “Website”), the MyHyve mobile applications (the “Apps”), and all related services (collectively, the “Platform”) are owned and operated by Matrix AI Ltd, a company incorporated and registered in England and Wales, United Kingdom, with its registered office in London, England (“Matrix AI”, “MyHyve”, “we”, “us”, or “our”).

MyHyve is an online accommodation and roommate-matching marketplace that enables:

• property owners, tenants, landlords, and authorised representatives to advertise rooms and shared accommodation;
• individuals to search for rooms, roommates, and shared housing opportunities;
• users to communicate with one another regarding accommodation opportunities;
• users to create roommate profiles and compatibility preferences.

2. Acceptance of these terms

These Terms and Conditions (“Terms”) constitute a legally binding agreement between you and Matrix AI Ltd. By accessing the Platform, creating an account, posting a listing, creating a roommate profile, contacting another user, or otherwise using any MyHyve service, you confirm that you have read these Terms, you understand these Terms, and you agree to be legally bound by these Terms. If you do not agree with these Terms, you must immediately discontinue use of the Platform.

3. Eligibility

You may use MyHyve only if:

• you are at least 18 years old;
• you possess legal capacity to enter contracts;
• you are not prohibited from using the Platform under applicable laws;
• you have not previously been suspended or removed from MyHyve.

We reserve the right to request age or identity verification at any time.

4. Nature of the Platform

MyHyve is solely a technology platform. MyHyve is not a landlord, a tenant, a real estate broker, a property management company, a real estate agency, an accommodation provider, a housing authority, or a guarantor of user conduct.

MyHyve does not own, manage, control, inspect, endorse, verify, guarantee, or assume responsibility for any room, property, roommate, tenant, landlord, accommodation provider, or listing available through the Platform. Any agreement entered into between users is solely between those users. MyHyve is not a party to any tenancy agreement, licence agreement, lease agreement, roommate agreement, rental arrangement, payment arrangement, or accommodation contract.

5. User accounts

To access certain features of MyHyve, you may be required to create an account. You agree to provide accurate information, keep that information current, maintain the confidentiality of your login credentials, and notify MyHyve immediately of any unauthorised access. You remain solely responsible for all activities conducted through your account. MyHyve may suspend, restrict, or terminate any account that violates these Terms.

6. Identity verification

MyHyve may offer email verification, phone verification, government ID verification, facial verification, social media verification, employment verification, and address verification. Verification badges are provided solely for informational purposes.

Verification does not guarantee safety, honesty, trustworthiness, suitability, legality, or roommate compatibility. Users must conduct their own independent checks.

7. Listings

Users posting listings warrant that:

• they have legal authority to advertise the room;
• the information provided is accurate;
• photographs accurately depict the accommodation;
• pricing information is truthful;
• the listing complies with applicable laws.

Users must not post fake listings, advertise unavailable properties, misrepresent ownership, post misleading photographs, create duplicate listings, or post discriminatory advertisements. MyHyve may remove listings without notice.

8. Roommate profiles

Users creating roommate profiles represent that all information provided is accurate. Users may voluntarily provide information including occupation, hobbies, lifestyle preferences, pet preferences, smoking preferences, schedule preferences, cleanliness preferences, and language preferences. Users must not publish offensive, discriminatory, unlawful, misleading, or fraudulent content.

9. Communications between users

MyHyve may facilitate communications through messaging, email, telephone, video communications, and notifications. MyHyve does not monitor all communications and does not guarantee the accuracy of any information exchanged. Users remain solely responsible for their communications with other users.

10. User safety

Users acknowledge that interactions with strangers involve risks. Before entering any accommodation arrangement, users should verify identities, inspect the property, review legal documentation, verify ownership or authority, and meet in safe public locations when possible. MyHyve makes no representation regarding the character, criminal history, financial stability, or conduct of any user. Users assume all risks arising from interactions with other users.

11. Prohibited activities

Users shall not:

• create false accounts;
• impersonate another person;
• upload malicious software;
• scrape data;
• reverse engineer the Platform;
• transmit spam;
• harass other users;
• engage in fraud;
• publish misleading content;
• collect personal information without consent;
• facilitate illegal activity;
• discriminate unlawfully against others.

Any such activity may result in immediate termination.

12. Anti-discrimination requirements

MyHyve is committed to fair housing principles. Users may not discriminate against individuals based on race, ethnicity, nationality, religion, disability, age, sex, gender identity, sexual orientation, marital status, pregnancy, or any other legally protected characteristic. Listings containing discriminatory language may be removed immediately, and MyHyve reserves the right to suspend users engaging in discriminatory conduct. 13. Fees and paid services

MyHyve may offer premium listings, featured listings, subscription plans, verification services, and advertising services. All fees are displayed before purchase. Unless otherwise required by law, fees are non-refundable and subscriptions renew automatically until cancelled.

14. Intellectual property rights

All intellectual property rights in the Platform remain owned by Matrix AI Ltd and its licensors. This includes software, source code, databases, trademarks, logos, graphics, designs, and content. Users receive a limited, revocable, non-transferable licence to access the Platform.

15. User-generated content

By uploading content, users grant MyHyve a worldwide, royalty-free, transferable, perpetual licence to host, reproduce, display, distribute, adapt, and promote such content for the operation and marketing of the Platform. Users retain ownership of their content.

16. Disclaimer of warranties

The Platform is provided on an “as is” and “as available” basis. To the fullest extent permitted by law, MyHyve disclaims all warranties including merchantability, fitness for a particular purpose, availability, accuracy, reliability, and non-infringement. MyHyve does not guarantee successful roommate matches, property availability, user conduct, or uninterrupted operation.

17. Limitation of liability

To the maximum extent permitted by applicable law, Matrix AI Ltd shall not be liable for accommodation disputes, roommate disputes, fraud, personal injury, property damage, loss of income, business interruption, reputational damage, indirect losses, or consequential losses. Our total liability shall not exceed the amount paid by the user to MyHyve during the twelve (12) months preceding the claim.

18. Indemnity

You agree to indemnify, defend, and hold harmless Matrix AI Ltd, its directors, officers, employees, contractors, affiliates, and agents from any claims, losses, damages, liabilities, expenses, or legal fees arising from your use of MyHyve, your listings, your content, your breach of these Terms, or your violation of law.

19. Termination

MyHyve may suspend, restrict, or permanently terminate access at any time where fraud is suspected, misuse occurs, laws require action, or user safety is threatened. Termination may occur without prior notice.

20. Changes to the Platform

MyHyve may modify services, introduce features, discontinue features, or suspend services at any time without liability.

21. Governing law and jurisdiction

These Terms shall be governed by the laws of England and Wales. Users located in the United Arab Emirates additionally benefit from any mandatory rights available under applicable UAE laws. Any dispute shall first be attempted to be resolved amicably. If unresolved, disputes shall be submitted to the exclusive jurisdiction of the Courts of England and Wales unless mandatory local laws require otherwise.

22. Entire agreement

These Terms, together with the Privacy policy, the Anti-discrimination policy, the Acceptable use policy, and any supplemental policies published by MyHyve, constitute the entire agreement between the parties.
